This 1800s Frederick, MD home was in need of a 2nd bathroom. The existing balcony off of the master bedroom provided a perfect opportunity to enhance the quality of life for the homeowners.

The space called for a double vanity, shower, tub and washer and dryer. Looking at how the addition stepped away from the footprint of the building, it offered the perfect opportunity for a skylight with unobstructed sun over the tub for maximum relaxation.

The project was challenging regarding tying in to the existing structure. I had to coordinate with a structural engineer to ensure the old foundation would support this appendage.

I also helped the homeowners with permitting issues and questions from the general contractor throughout the build.

The addition not only provides an enhanced master suite, but also a covered play area for their little one and dog to play in inclement weather.
